At our home, the toilet is a persistent problem. Sometimes the toilet will endlessly run until we are short of water. Sometimes the bathroom will continually clog, refuse to flush, or overflow. My husband and I have cautioned the kids to use not much toilet paper and never get rid of any foreign objects. We maintain a plunger within easy reach, and always have a method to obtain toilet parts on hand. In the beginning, we used to call a professional plumber for toilet repair. Hiring a plumber is incredibly costly, and we soon realized that we could not afford professional service. My husband began researching using the web, and taught himself how to fix toilet concerns. He invested in a very good set of tools, including an awfully large pipe wrench, plumber tape, a snake and the best plunger available. I’m extremely impressed with this husband’s toilet repair skills. He can replace a toilet in under an hour. Over the years, we’ve learned that buying the most affordable toilet available is not a good method to save money. The substandard models tend to wear out quickly, provide substandard flushing, and stain very easily. We have two bathrooms in the house, and it seems that one toilet or other is always malfunctioning. I’m not sure if these problems are caused by our hard water or that we have five children. We cope with plumbing emergencies so often that my family now calls my husband Toilet Man, and we’ve even come up with a catchy theme song for the dog. My husband even gets calls from the neighbors for help with their plumbing problems.

When my husband and i first bought our home out in country, we were delighted with the available spaces and privacy. We loved that there would be no traffic on our road, and no neighbors. We were excited by seeing deer, groundhogs, fox, and rabbits in this backyard. It never occurred to us that having a well water, instead of city water, would be such your nightmare. We have extremely hard water, and it destroys almost everything it touches. Our water can be contaminated with rust, iron and additionally lime. It also corrodes, stains, and creates harmful scale. All of our sinks, tubs, and toilets end up horribly stained, and the harsh cleaning chemicals destroy the finish. Our water heater, that should last approximately fifteen years, tends to last less than five years. Our hard water corrodes that tank, and we frequently end up with a flooded basement. I threw in the towel on the dishwasher, because my dishes always looked worse after being in the dishwasher then they did before they even went in. The supply hoses for the washing machine frequently clog, and I need to clean the aerators on the faucets every 4 weeks. We also deal with stains on our laundry, dry skin, and frizzy dry hair as a result of the hard water. Our drains clog, this pipes corrode, and we can’t drink or cook using the water. The only solution was to buy a water softener. I consulted with a local plumbing contractor and he recommend and put in a suitable water softener. The disorders of our water are so severe that a good water softener can’t completely clear up them. Although I love the venue of our house, we have considered moving because of the hard water.

My partner and  I chose our  lake house because of the location and the amount of space.  We  always rented apartments in the city, and the two of us were anxious to move to the country and enjoy open spaces and privacy.  We have enjoyed putting in gardens, mowing the grass, and  spotting deer, rabbits and improving  our yard.  Because the two of us had always had access to town water, the two of us never considered the numerous disadvantages of well water.  Our lake house is equipped with a well that provides a plentiful supply of water, however it is overrun with contaminants.  The water has such a high level of calcium, lime and  rust that the two of us can’t drink it.  We need to have weekly deliveries of spring water to drink and cook with.  The well water tastes awful, smells terrible and destroys everything it comes in contact with.  I cannot run a dishwasher because our water stains the dishes and destroys the appliances.  The buildup of lime and rust means that I need to replace my washing device and water heating system every couple of years.  I need to clean the aerators in the faucets every month  or my sink and tub fixtures will  abruptly corrode and must be replaced.  The sink, tubs, plus toilets are always stained and the drastic cleaning chemicals wreck the finish.  Our pale white linens and clothing gradually yellow and  my dentist has informed me that my teeth have more plaque buildup because of my horrible water.  The hard water is also a devastation for our skin, hair and every aspect of the plumbing system.  Our drains clog, the pipes gradually become jammed and corrode, and even the toilets malfunction frequently.  I swear that I’m forced to call a plumber nearly every week and it is very expensive.

What went down our toilet?

I own a  small apartment  building with various rented units.  I try to take great care of the property and keep up with any necessary maintenance and repairs.  It can be quite a challenge and harshly frustrating.  Very often, the renters are not considerate or careful, and because of this behavior that oftentimes cause damage to my property.  While I can manage the easy things, such as caring for the lawn, painting,  and replacing light bulbs, I hire professionals for the more difficult tasks.   I am constantly calling an electrician, and HVAC corporation and professional plumbers , which is rather expensive.  However, I feel it is necessary to hire a licensed workers to ensure safety and integrity of the the property.  I don’t get mad when the gas furnace or water gas furnace wears out after twenty years, or the pipes corrode.  I am willing to replace the electrical plan to accommodate the need for more outlets, exterior lighting or a security system.  What aggravates me is the repairs that are directly caused by the negligence or stupidity of the renters.  I once had a renter who assumed that there was a garbage disposable in the dining room.  She dumped a whole pot of mashed potatoes down the sink.  She jammed the drain so badly that I had to pay a licensed plumber to resolve the issue.  I’ve also had a renter flush a stick of deodorant down the toilet.  The stick got stuck midway down the  pipes and resulted in a huge problem.  We couldn’t reach the obstruction with a plumber’s snake, plus no amount of plunging would move it.  Once again, I hired a professional plumber to take the pipes apart to find and remove the obstruction.  This cost me a ton of money and was totally avoidable.

I’m worried about these issues

Problems with the septic tank are absolutely horrible.  Hiring a licensed plumber to handle any septic troubles is severely overpriced.  My husband and  I tend to try to  tackle problems on our own, however it is truly a nasty task.  Last summer, we suffered from a flooded basement.  I wouldn’t have been terribly upset if the basement was simply flooded with tap water.  Instead, the sewer was backed up into the basement and filled with several inches of wastewater.  My husband and I put on rubber boots as well as rubber gloves and waded into the filth. My husband and I started by working on the drain situated on the floor of the basement.  My husband and I attempted to plunge it and then snake it. Him and I also tried sticking the garden hose down the drain, hoping to use the water pressure to flush away the obstruction.  When none of these efforts accomplished anything, both of us turned to the backyard  and dug up the the septic to gain access to it. Since I have a garden planted there, we destroyed a whole bunch of flowers, fruits and veggies.  This was the middle of August, therefore the  temperature was in the upper eighties with high humidity.  Digging up the septic was a hot, dirty, and a  completely horrible task.  Once both of us had access, we once again used the garden hose to combat whatever obstruction was causing the lack of drainage.  Him  and I finally had to rent a commercial plumbing snake from the local hardware store.  Him and I spent our entire day working on the septic problem and spent heaps of money on tools and supplies.  Although both of us managed to get the task done, I suppose both of us should have hired a professional plumber.  By the end of the day, I would have paid any amount of money to avoid that disgusting job.

I don’t like these failures

I really don’t think many people realize how important it is to manage an HVAC system. We tend to get very caught up with our work lives to the level where we put off our household chores. I know that I am definitely guilty of this. For quite a while, I waited until something had been completely broken before I decided to put any thought into maintaining it. I made a number of costly mistakes, that I am at the moment learning from. It took me a while to realize that I was required to change my air filters for on a very strict schedule. In prior times, I didn’t do this, and I would find myself with a lot of dust together with dirt circulating through my house that was not necessary. HVAC systems need to be cleaned consistently, and I didn’t do anything like this. When my HVAC system would break down on me, I would have to call a technician to come over and take care of it. The repair costs were always pricey. I was always kicking myself for the costly repairs because I knew that a small amount of preparation could have helped me prevent the major issues with my cooling system. My approach is entirely different now, and I no longer put off working on my heating and cooling system. If I even suspect that any small thing could possibly be wrong with it, I hurry to have it looked at by an HVAC technician. I would much rather have someone do an inspection than have to deal with a repair or replacement I can’t afford.

The upfront costs

If I had control over things, zone controlled air conditioners would be used within all office buildings. I think that employees should be able to adjust the temperature of their office environment. It’s common that employees have a different setting preference than their co-worker next to them. Unfortunately, most buildings do not have zone controlled HVAC systems. Conflicts over thermostat settings were an everyday event in my last company, and this led to a few unnecessary arguments. If I had been in charge of the business, I probably might have settled the dispute by bringing the HVAC system up-to-date. It’s not fair for some employees to have to sit within an office that is too warm, while others have to deal with being too cold at the same time. Having a zone controlled HVAC system would also lower the utility bill, and would benefit the business overall. Sometimes it is better to pay a high upfront initial cost rather than deal with expensive charges in the long run. A zone control HVAC unit would save any business money down the road, and this is why it is a smart decision to have one installed. My goal is to eventually own my very own business one day, and this is something that I’m going to keep note of. I don’t think people really put enough thought into choosing their HVAC systems, but these are necessary planning decisions. Appliances really have a huge impact on how pleasant an office is and how comfortable employees are within that office. I hope that my experience in this area helps me thrive in my future.
